As an insurance issue, not specifically a COOP one, shop around. A friend recently bought an older home. AllState refused to insure it unless all future potential claims were protected. Their price was not reflective of their adjusted liability. He found insurance without strings attached at State Farm. A neighbor of mine cancelled his State Farm policy and went with Travelers because SF became unreasonable in their demands he protect them from liability. Shop around and do so each time your policy nears renewal.
