The waterfront town of Edgewater was one of only three dozen municipalities in New Jersey seeing a decrease in average residential property taxes last year.

According to the state Department of Community Affairs, residential taxes rose an average of 3.7% or $249 statewide, from $6,796 in 2007 to $7,045 in 2008 - the first time that the average even broke $7,000.

The average tax bill decreased in only 36 New Jersey communities, while 529 municipalities saw increases. Yet the increase actually represents the lowest annual increase in a decade.

According to the DCA, two Bergen County towns saw increases at or around 10 percent: East Rutherford and Ridgefield.
